Wondering How Often Are Roofs Replaced?
The answer to the question “How often are roofs replaced?” is not a simple answer, unfortunately.
There are many reasons you may need to replace your roof and time is only one consideration.
Your roof is one of the most important parts of your home – it protects you and the rest of your home from the elements and keeps your family safe.
However, there are a number of factors that can affect the lifespan of a roof, such as the materials used, the age of the roof, and the amount of damage it has sustained.
Over the course of a roof’s lifetime, it can incur deterioration and damage from being exposed to the elements.
Some roofs may need to be replaced sooner than their expected life span.
Mold, moss growth, falling roof granules, interior roof leaks, and rotting roofs are all signs that it may be time to replace your roof.
If you think your roof may be nearing the end of its lifespan, it’s important to have your roof inspected by a professional.
They will be able to assess the condition of your roof and advise you on the best course of action.
Signs That You Need A New Roof
Age of your Roof
A competent roof company will advise a roof replacement at about 80-85% of the manufacturer’s expected life of the roof. In general, here is the recommended replacement schedule based on the most common materials used:
- Composition Shingles: 12-20 years.
- Wood Shingles: 20-25 years.
- Asphalt Shingles: 15-30 years.
Damaged Roof
If there was a storm or high winds and you are missing shingles, it is best to call a professional to inspect your roof and see if it can be repaired or if your roof needs to be replaced.
Asphalt shingles become brittle and crack or tear as they age. If your roof has cracked or torn shingles, it may be time to replace your damaged roof.
As your roof ages, one of the tell-tale signs of age is curling or cupping shingles. If your roof is experiencing this issue, it is time to have your roof replaced.
Mold On or Under Your Roof
If left unchecked, mold on roofs can cause a significantly damaged roof. In addition to damaging the shingles, mold can also cause rot and deterioration of the roof deck and trusses.

This type of damage can lead to leaks and other problems with your roof.
If these leaks already exist you can identify them by looking at the plywood that supports your roof, if mold exists on the plywood, AKA “decking” then chances are leaks are already occuring. They just have not made it to the livable space of your home.
Moss On Roof

Moss on roofs can also begin to grow on the wood structural elements of your home from your roof. Once the moss moves through the shingles, it can grow into wood.
This growth can cause a damaged roof by leaving separated wood elements in your roof causing leaks.
While rotting shingles can damage your roof, rotting wood beams can compromise the entire structure of your home.
When left untreated, your home can literally begin to fall apart.
If you notice moss beginning to grow on your roof, you should contact a professional roofing contractor.
Roof Granules in Gutter
Is your gutter filled with the granules that were once part of your roof?
If this is the case, this is a sign of a damaged roof that is breaking down and not functioning as intended. A roof replacement may be in order.

Active Roof Leaks
If you notice water spots on the ceiling or walls, this indicates that water is entering from the outside, and the most likely source is your roof.
You should have your roof inspected as soon as possible by a professional roofing contractor.
Rotting or Sagging Roof

Is the roof soft when you step on it? If so, moisture has already reached the boards beneath this type of damaged roof and causing deterioration.
The time has come to restore your damaged wood sheathing and roof panels.
Should I Replace My Roof If It Is Not Leaking
The true answer to how often is a roof replaced is before roof damage causes further damage to your property.
In many cases, damage to your roof can be seen from on your roof long before you notice any damage inside.
Our trained professionals can identify this damage and document it in photos for your viewing.
If you are the type to stay ahead of trouble, it may be advisable to replace your roof even if it is not leaking.

[ 6:02 am ]I totally agree when you said that the lifespan of a roof can be affected by its age of it, its materials, and the amount of damage they have. Our property, it has been erected before I was even born. So its parts are already old and worn out which is why I think I already need a residential roofing replacement this year before it gets worse.
